The space
Welcome to your beautifully remodeled luxury condo just steps from Mamitas Beach.
Every room has been carefully designed with modern finishes, warm natural textures, and a bright, welcoming feel. The open layout makes the entire space flow effortlessly, creating a relaxing environment perfect for families couples or friends.

Open Concept Living Area
A spacious living room with a large comfortable sofa, glass coffee table, and a wall-mounted smart TV. Soft recessed lighting and elegant decor create a calm, upscale atmosphere.

Dining Area
A stylish glass dining table with seating for six sits between the living room and kitchen. Perfect for family Meals or relaxing evenings after a day at the beach.

Fully Equipped Modern Kitchen
Beautiful wood cabinetry, a large marble waterfall island, stainless steel refrigerator, induction cooktop, washer/dryer, and everything you need for cooking or enjoying your morning coffee (we include a special blend coffee for your enjoyment. Open to the living and dining areas for easy gathering.

Bedroom 1
Bright and spacious with two full size beds, wall mounted smart TV, ample closet space, relaxing decor and private en-suite bathroom. A sleep sound machine and blackout curtains are available for your comfort.

Bedroom 2
Primary King Suite
A serene retreat with a king-size bed, soft lighting, elegant art, blackout curtains and direct access to the balcony. Includes a private en-suite bathroom.

En-suite bathrooms
Modern inspired design with marble-style walls, a large glass walk in shower, and warm LED lighting. Upscale fixtures, illuminated mirrors with large vanities. Both bathrooms include shampoo, conditioner and shower gel.

Rooftop Pool
A stunning newly remodeled rooftop pool with sweeping views of Playa del Carmen Skyline and ocean views.

Rooftop Lounge Areas

Guest access
During your stay, you’ll have full access to the entire condo, including:

🌴 Beach Access

The beach is not accessible from inside the property but is very close. To get there:
1. Exit through the front desk area.
2. Walk straight toward the beach.

It takes about 1.5 to 2 minutes on foot — incredibly quick and easy.

Guests do not have access to other private condos, private rooftops, or staff-only areas of the building.

We want your beach days to be effortless. You’ll have access to:
• 8 beach chairs
• 1 small beach table
• A beach cart for easy transport
• A Neso Beach Shade tent (lightweight, easy to set up)

These items are provided for your enjoyment during your stay. Please take care of them and return them in the same clean condition you found them.
If something breaks, gets damaged, or goes missing, just let us know so we can repair or replace it for future guests. We truly appreciate your help in keeping everything in great shape.
